1 hectare (2 ½ acres) or thereabouts of
LAND
AT LAITY
WENDRON, HELSTON
SITUATION
The land is part of one field OS
1271 with roadside access, fronting the B394 Helston-Falmouth road or off
the side road to Porkellis. Helston is 3 miles with Falmouth 7 miles and Truro
15 miles.
LAND
The paddocks are part of a larger field and the vendors anticipate selling in
two lots of 0.4 hectare (1 acre) and 0.6 hectare (1 ½ acres) or thereabouts.
The land is down to grass, is very productive and level.
It is not often that land such as this comes onto the open market in this area,
with such good access to Helston and Falmouth/Penryn. It is anticipated that it
will be of considerable interest to smallholders and pony keepers, or those
looking for amenity land. As such the land can be purchased in lots to suit
prospective buyers’ pockets as a 1 acre plot or a 1 ½ acre plot.

The land is accessed by a lane on the minor road from Ashton to Godolphin opposite Balwest Chapel. Ashton is approximately 1 mile as is Godolphin, with Germoe ½ mile. Praa Sands is approximately 1 mile with the towns of Helston and Penzance each 6 miles.
With stunning views over Mounts Bay, the Lizard and beyond, Tregonning Hill is the
highest summit in the area and from the Bronze Age has been an important feature shaped by man.
There is evidence of the fort of Castle Pencaire and a Celtic stronghold from c.250 BC.
During the Napoleonic Wars there was a beacon here. In case of a French landing, the beacon was to
be lit as a
signal to the British Fleet. In the 1700s china clay was quarried here until the early 20th century.
In the latter part of the 19th century a brick making business was started with evidence of an old
stone kiln still visible. Also present is Germoe War Memorial.
It is now an important environmental area with rare plants present, including ling and bell
heathers. Part of the hill is designated a Site of Special Scientific Interest (SSSI) and a Special
Area of Conservation (SAC). Natural England state that the SSSI is currently in an “unfavourable
declining condition”. “This is because natural succession and vegetation growth has resulted in a
loss of suitable habitat (in particular for) Western Rustwort. Western Rustwort has not been
recorded at Tregonning Hill for several years although there is a possibility that, with management
to recreate suitable habitat conditions, the plant may reappear”.
